Arriving & getting in
How do I find Roaches Hall?
Use our Google Maps pin, but take care at the end of Roach Road, as Google Maps can send you up a road one turn too early. If you see a sign saying “This is not Roaches Hall”, don’t go down that track. Keep going until you see the Roaches Hall sign on the left; our track is on the right, over a cattle grid. Using what3words? We’re at minus.shrub.hurtles. Full directions are on our How to Arrive page.
Anything to know about the track?
Please drive slowly. About 200 metres up the track there’s a U-bend where some of the concrete has worn away and there are sharp edges.
What time is check-in and check-out?
Check-in is from 4pm and check-out is by 10am. Our housekeeping team works to a tight schedule, so these times are strict unless agreed in advance. Early check-in (2pm) or late check-out (12pm) is £200 and can only be confirmed 2 weeks before arrival. If guests are still in the house after 10am without an agreed late check-out, a double late check-out charge applies.
How do we get in? Are there keys?
There are no keys. We’ll email your door code 2 to 3 days before you arrive, along with the number for the person on call. Go through the entrance door and the keypad is on the inner door in front of you.
Who do we contact during our stay?
Your arrival email includes the on-call team’s numbers. Before you arrive, call us on 01273 271 332 or email info@partyhouses.co.uk.
Where do we park?
There’s plenty of parking at the hall. If your stay covers a Wednesday or Thursday, please park at the back of the house so the bin lorry can turn, and keep clear of the bins on Wednesday mornings.
Is there Wi-Fi?
Yes, fast Starlink Wi-Fi. The network names and password are in your arrival email.
What’s provided & what to bring
What’s provided?
A bath towel and hand towel for each guest, bed linen, dishwasher tablets, washing-up liquid, household cleaning products, logs, a hairdryer and a cafetière. See the kitchen inventory for everything in the kitchen.
What should we bring?
- Personal toiletries and toilet paper
- Matches, kindling or firelighters, and charcoal for the BBQ
- Extra towels (we provide one bath and one hand towel each)

- Electrical gadgets such as blenders
- Cot linen and mattresses
- An HDMI cable if you want to connect a laptop to the smart TV
- An AUX cable for the sound system
Is there a BBQ?
Yes, there’s a BBQ area in the garden. Please bring your own charcoal. Disposable BBQs and fire pits aren’t allowed because of the risk of wildfires.
Are there cots and high chairs?
Yes, there are 2 high chairs and 2 cots (1 travel cot and 1 standard cot). Please bring the mattresses and linen for the cots.
Can we hire tablecloths?
Yes. Tablecloths can be hired from our laundry company with a little advance notice.

House rules
What isn’t allowed?
- External speakers (the house has its own Ohm sound system)
- Live bands
- Marquees and tipis
- Fireworks, sky lanterns or balloon releases
- Fire pits and disposable BBQs
- Smoking indoors
- Candles
- Glitter and confetti
- Sticky tape on the walls
- Charging electric cars from the mains
Can we play music outside?
Not once it gets dark. A neighbour lives just a field away and sound travels at night, so please keep music and noise indoors after dark. We may ask guests to leave if we receive complaints.
Is there a minimum age?
We welcome groups where guests are aged 30 and over, to keep things peaceful for our neighbours.
Can we have day guests?
Yes, up to 10 day guests at £25 per person, on site until midnight.
Can we bring our dog?
Yes, up to 5 dogs at £40 per dog. Dogs aren’t allowed in the bedrooms. See dog-friendly stays.
Anything else to know about the grounds?
Please don’t go into the field behind the hall. It’s private property with a horse in it.
Is there CCTV?
Yes, looking out over the front and rear courtyards only.
Security deposit & leaving
When is the security deposit taken?
Very rarely. Small breakages like a glass or a bowl are fine, just let us know so we can replace them. We would only take from the deposit for larger damage, excessive mess or late departure without an agreed late check-out.
What do we need to do before we leave?
- Strip the beds and leave the linen on the floor
- Clear the kitchen surfaces and finish the washing-up
- Load the dishwasher and switch it on (we’ll empty it)
- Take the kitchen bins out to the correct outside bins
- Make sure everyone is out by 10am
